Property Line Rules

Setback requirements, property surveys, and how to determine the exact boundary for your fence.

Key Points

  • A survey protects you legally
  • Setbacks vary by zoning district
  • Easements (utility, drainage) can prohibit fences entirely

Get a survey

Building on or near a property line without a recent stamped survey is the #1 cause of fence disputes. Surveys cost $400–$800 and are valid for the life of the property.

Setback rules

Most cities require 1–6 inches of setback from the property line. Some allow zero-setback (a 'spite fence' law may apply). Easements override setback rules.

Disclaimer: Fence regulations vary by city, county, and HOA. This guide is educational — always verify current requirements with your local building department before installing.
